Property looks after one of Australia’s most dynamic portfolios. With an extensive footprint of over 1,800 retail outlets nationally, we’re growing every day. Our team manages every one of these locations, and we work together with our business units on all thing’s property, from site acquisition through to asset management.
About the role
As our new State Leasing Manager, you will lead the delivery of Coles’ Queensland leasing pipeline across new stores, redevelopments and the existing estate, driving strong commercial outcomes aligned to our property strategy. This is a full-time permanent role with flexible working.
Your focus will be on maintaining momentum across a complex property pipeline, negotiating high-value deals in a volatile construction market, and leading a team of four leasing professionals to deliver consistent results.

What you will do
You will own and drive all leasing outcomes across Queensland, partnering with Operations, Finance, Location Planning and the broader Property team to secure commercially strong and strategically aligned property deals.
You will also:
• Lead and negotiate major leasing transactions across new stores, redevelopments, renewals and closures
• Drive delivery of the Queensland property pipeline against business priorities and timelines
• Manage commercial viability, risk and financial outcomes across leasehold projects
• Prepare and present high-quality business cases
• Build strong relationships with developers, landlords and internal stakeholders
• Lead, coach and develop a high-performing leasing team.
About you and your skills
You’re a commercially driven property professional with strong retail leasing or retail development experience who understands how complex deals are structured, negotiated and delivered. From day one, you bring outstanding negotiation skills, the ability to build trusted industry networks, and a clear understanding of commercial drivers and risk. A good understanding of town planning principles is essential.
You will have demonstrated leadership experience or the clear capability to step into a senior leadership role, along with the confidence to influence and manage up to and influence senior-level leaders.
You will also have:
• Proven experience negotiating complex commercial leasing agreements
• Strong financial and commercial acumen across property projects
• Experience managing multiple high-value projects simultaneously
• Strong communication and relationship-building skills
• Tertiary qualifications in property, business, legal or a related discipline (preferred).
