About the role

As Landlord Asset Manager, you’ll be a key conduit between the National Maintenance Manager, our Property teams and external landlords across the Coles network. You’ll manage landlord-owned assets, clarify maintenance responsibilities and work through lease and property obligations to achieve timely, practical outcomes for our stores. You will also:

• Build strong relationships with landlords, managing agents, centre management and Property teams.
• Clarify landlord and tenant responsibilities for maintenance, assets and property-related works.
• Review lease obligations, responsibility matrices and supporting documentation to guide decisions.
• Lead discussions and negotiations on landlord-owned equipment, recurring issues and capital works.
• Support cost recovery and cost avoidance by holding landlords accountable for agreed obligations.
• Coordinate escalations and issue resolution across stores, maintenance providers and property stakeholders.
  
  

About you and your skills

You’re a confident relationship manager with experience across leasing, centre management, commercial real estate, property contracts or a similar environment. You combine strong communication and negotiation skills with a practical understanding of leases. You will have:

• Tertiary qualifications in Property Management, Facilities, Building Services, Engineering, Asset Management or a related field, or equivalent experience.
• Experience working with landlords, managing agents or property stakeholders across a multi-site portfolio.
• Strong knowledge of lease agreements, responsibility matrices and contractual obligations.
• Experience negotiating property, maintenance, asset or capital-related outcomes with external partners.
• Strong stakeholder management skills across Property, Operations and service providers.
