Property looks after one of Australia’s most dynamic portfolios. With an extensive footprint of over 1,800 retail outlets nationally, we’re growing every day. Our team manages every one of these locations, and we work together with our business units on all thing’s property, from site acquisition through to asset management.
About the role
Ready to shape the future of one of Australia’s largest industrial property portfolios? At Coles, we’re looking for an experienced Industrial Asset Manager to take the reins of our Distribution Centres, Customer Fulfilment Centres, Dark Stores, Spokes, and other key sites across our Supply Chain and Online network.
This is a pivotal role where you’ll drive shareholder value through smart asset management, strategic landlord relationships, and robust lease negotiations.

What you’ll be doing
• Manage and optimise a major industrial portfolio
• Negotiate and manage complex property transactions including renewals, make-good obligations, and site exits
• Build and maintain strong relationships with landlords, supply chain, and legal
• Oversee legal documentation, approvals, and compliance
• Deliver cost savings and reduce risk through smart leasehold strategies
• Provide advice on industrial property matters and support business development through due diligence as required.
About you and your skills
You’re commercially savvy with a passion for property and the ability to juggle competing priorities with ease.
You’ll also have:
• 10+ years’ property experience, ideally gained within industrial or corporate occupier environments, with retail/landlord backgrounds also considered— in roles such as Property Manager, Asset Manager, Tenant Representative, or Portfolio Manager
• Strong negotiation, influencing and stakeholder management skills
• A knack for managing complex property transactions, legal documentation and compliance
• Ability to work both independently and as part of a collaborative team
• A degree in Property (or equivalent experience)
• Strong project management and organisational skills — you’ll be across the detail while keeping sight of the bigger picture.
